What is BedFlow?
BedFlow is a property management system (PMS) for B&Bs, holiday homes and small hotels. It brings your bookings, rooms, rates, payments, invoices, guest messages and housekeeping together in one place.
BedFlow connects with the services you already use: booking channels such as Booking.com and Airbnb, payment providers such as Stripe and Mollie, accounting packages such as Yuki, Billit and Octopus, smart locks, Telegram for notifications and WhatsApp via TextMeFlow (included free of charge from the Starter plan). Key concepts
| Concept | Meaning |
|---|---|
| Room | A physical unit you rent out (Room 1, Room 2, the holiday home …), with its own calendar |
| Room type | A kind of room (Suite, Standard room) with rates, photos and descriptions. In a small B&B each room type is usually a single room; a hotel often has several per type |
| Booking | A reservation for one or more rooms and one or more nights |
| Invoice | A proforma (before the stay) or a final invoice, linked to a booking |
| Customer | The guest or company that pays, with name, address and VAT number. You'll find them under Management → Customers |
| Automated message | A rule that determines which email or WhatsApp message goes out and when, e.g. two days before arrival. You'll find them under Management → Messages |
| Channel | A booking platform such as Booking.com, Airbnb or Expedia, or your own booking page |
